What on earth is a buying agent? I’ve been at countless parties when I’ve had to explain quite what it is that I do – for most people the thought of another ‘agent’ and most importantly another ‘fee’ in the house move process makes them shudder.

In our parents’ generation it was a simple case of sell up in Nappy Valley through your traditional high street estate agent and move to a lovely Old Rectory in Hampshire whilst pocketing some good equity along the way.
Now things are looking rather different – online estate agents have hit the scene promising to save vendors thousands in commission but more importantly stamp duty hikes, all the uncertainly around Brexit and the threat of inflation are putting many potential vendors in the shires off selling up their family homes due to the overall costs of moving and lack of potential houses to downsize to.

My colleague Nina was quoted on the front page of The Times saying that ‘it’s a stuck in headlights situation – nobody (buyer or seller) dares to move’.
The properties coming to the market are few and far between and the ones that do come up often have eye watering price tags.
We are also seeing more vendors opting to offer their houses privately rather than risking the embarrassment of them not selling on the open market.
This is where a good buying agent is worth his/her weight in gold.

Camilla and William wanted to move to Hampshire and they have singled out some of the villages around Basingstoke, namely Monk Sherborne, Hannington and Upton Grey to name a few, because William will need access to the station for the daily commute and there are plenty of good village schools in the area for the children. We got them into a house on the edge of one of their desired villages before it came to the market, however, advised that we should wait and what happened when it hit the open market (i.e. Zoopla and Rightmove) – we believed the asking price was too high. We bought the house 3 months later for a six figure saving off the asking price. A fraction of our fee!!
Clare and John are selling in Fulham for £1.5m and have been struggling to juggle children, work and looking for their dream home a house in Berkshire. They have looked for six months and viewed the few houses on the market. With no success and the pressure of the new school starting in September, they signed us up. We were able to identify a number of houses that appear to be above their budget and therefore outside their property portal search parameters. They liked one particular house and with some skilled negotiation, we agreed terms to purchase the house within their budget. How do we charge? We charge a one off ‘initial retainer’ of £1800 and then a percentage of the purchase price of your new home. If we don’t find you a home – you don’t pay any extra.
